Dennis Faulkner's Steps to Navigating a Seller's Market


Dennis Faulkner, realtor at MaxWell Challenge Realty, has provided his best strategies for navigating a seller's market. Both buying and selling during a strong seller's market, like we are experiencing this year, can be a very challenging process.

Firstly, after having found a home that the they likes and putting an offer on it, Faulkner suggests that his clients don't activate their listing until the offer is accepted and the purchase contract is signed by both parties. This is so that clients are confident they will have a home they can move into quickly and not be left homeless. It also ensures with more certainty that they have a home they like that is reasonably priced BEFORE their current house is possessed. If prices start escalating quickly, they may have to pay more than they are willing and able!

"I wrote an article in February 2024 called Tips for winning a multiple-offer scenario in a hot market. I suggest you reread that article if you are making a purchase this year. When our buyer has won the bid, and the contract is signed by both parties, then we activate the listing. 

We will have a well-thought-out strategy, which will likely include pricing it very competitively to attract the most attention so we get several offers in the first two to three days, likely above the listing price.

Having several offers increases the likelihood of a higher seller price and more desirable terms." (Faulkner, 2025)

Terms are pivotal when conducting a buy and sell. It may be wise to have the conditions on the home the client is selling be removed, before they proceed with their purchase. Faulkner also suggests that his clients request a higher deposit on the home they are selling, increasing incentives for the buyer to follow through with the purchase contract. 

Other strategies include placing extra clauses when selling, such as a condition that they are able to find another home. However these can make the sale less and less desirable for buyers.
